Charleston Ranks First for New Homes | Spotlight on your Home needs, …and You!

Charleston ranked first among large housing markets because median new builds listed near $443K, versus ~$505K for existing homes, a savings of ~$61.6K.
The area's price score reached 99.0 and total score 84.7, while new builds spent a median 48 days on market and posted hotness 85.9.
Most new construction clustered outside Charleston, especially Summerville's 29486 ZIP code, where middle-income buyers tied to defense, port, aircraft, and auto jobs found reachable pricing.
Builds carried slightly lower climate risk than existing homes, supporting an 80.8 sustainability score, but supply lagged because construction represented only ~25% of listings.
That smaller new-home share meant fewer choices at any moment, and the study suggested Charleston still had room for more building despite leading on value.
